Assist Operations Manager oversee the performance of Service teams within the IBC contract.
Oversee daily operations and maintenance of M&E systems (HVAC, electrical, plumbing, fire protection, etc.) within the premises including planning preventive and corrective maintenance works, monitor and ensure maintenance works are carried out accordingly
Monitor and track all maintenance/ad hoc works and their progress status.
Monitoring of KPIs to ensure compliance with performance framework.
Maintain accurate records, prepare monthly reports and prepare Annual/Monthly Maintenances Scheduled for the assigned properties
Provide situation/ status update to the Operations Manager on issues which are to be resolved and the critical system or equipment is fully operational.
Manage A&A works, including feasibility studies, project coordination, contractor supervision, and ensuring works are completed safely, on time, and within budget.
Conduct regular inspections, audits, and troubleshooting to ensure systems reliability and compliance with local codes and regulations.
Lead and supervise technicians and contractors in preventive/corrective maintenance /adhoc activities.
Prepare technical reports, incident investigations, and documentation for compliance and client updates.
Provide technical advice to the client and management on system upgrades, asset lifecycle, and sustainability improvements.
Coordinate and execute, when necessary, inspection, testing, general maintenance and repair of the critical site systems and equipment in order.
Deliver timely and efficient solutions to facility-related requests.
Liaise with contractor on maintenance/ repair and supervise contractor on-site.
Conduct daily operation/safety briefing and communication with the team.
Attend to, lead and guide team members in emergencies (such as major power failure, blackouts, etc.) during and or after office hours.
Any other ad-hoc works assignment by the management/superior
Requirements
Diploma in Mechanical or Electrical Engineering and minimum 5 years with relevant working experience.
Strong technical knowledge of M&E facilities maintenance / building systems, maintenance procedures and regulatory requirements.
Attend to, lead and guide team members in emergencies (such as major power failure, blackouts, etc.) during and or after office hours.
