Job Description

We are seeking a Facilities Management Executive to support the safe, reliable, and efficient operation of our facilities at Apex Harmony Lodge, a purpose-built nursing home dedicated to persons living with dementia.

This role is integral to ensuring that our physical environment remains safe, functional, and conducive to the wellbeing of residents, staff, and visitors. You will work closely with internal teams and external vendors to maintain building systems, uphold regulatory compliance, and support ongoing improvements to our infrastructure.

Key Responsibilities

1. Daily Operations

. Oversee day-to-day facilities operations across the Lodge, ensuring all systems and infrastructure are functioning optimally

. Respond promptly to faults, breakdowns, and service requests to minimise disruption to care delivery

2. Inspections& Compliance

. Conduct regular inspections of building systems (M&E, fire safety, lifts, etc.)

. Ensure compliance with relevant Singapore regulations (e.g. BCA, SCDF, NEA, WSH)

. Support audits and maintain readiness for regulatory inspections

3. Maintenance Planning

. Coordinate and track preventive and corrective maintenance schedules

. Monitor performance and lifecycle of key equipment, including those supporting resident care

. Support planning for upgrading and replacement of aging infrastructure

4. Contractor& Vendor Management

. Liaise with and supervise contractors to ensure works are carried out safely, on time, and to required standards

. Review service reports and verify completion of works

. Ensure contractors adhere to safety protocols, especially within a live care environment

5. Fit-Out &Project Support

. Support minor upgrading works, renovations, and space optimisation projects

. Coordinate works to minimise disruption to residents, particularly those with dementia

. Assist in monitoring project timelines, quality, and safety

6. Records &Systems Management

. Maintain accurate records of maintenance, service reports, and compliance documentation

. Update and manage FM systems or CMMS where applicable

7. Support Services Oversight (Soft Services)

. Support oversight of housekeeping, waste management, pest control, and other environmental services

. Ensure cleanliness, hygiene, and infection control standards are met

8. Emergency Response

. Participate in emergency preparedness and response (e.g. fire drills, system failures)

. Support incident management and follow-up actions

9. Other Duties

. Contribute to continuous improvement initiatives to enhance safety, efficiency, and resident experience

. Undertake other duties as assigned

Requirements / Qualifications

. Diploma or equivalent in Facilities Management, Building Services, Mechanical/Electrical Engineering, or related field

. At least 3 years of relevant facilities/building management experience (healthcare or institutional settings preferred)

. Working knowledge of Singapore regulatory requirements (BCA, SCDF, NEA, WSH familiarity with Fire Code and BMSMA is advantageous)

. Experience managing contractors and coordinating on-site works in an operational environment

. Ability to read and interpret technical drawings, checklists, and maintenance reports

. Familiarity with FM systems (e.g. CMMS, BMS, fire alarm systems) is an advantage

. Strong organisational skills, attention to detail, and a proactive approach to problem-solving

. Good communication skills and ability to work with multidisciplinary teams

. Comfortable working in a care environment and responding to urgent operational needs
