Main Duties & Responsibilities
- Manage and ensure smooth day-to-day maintenance and operations (M&E services) of assigned building
- Involve in procurement including preparation of works/tender specifications, invite vendor to quote or participate in tender, prepare necessary documentation to seek approval to award and prepare necessary letter of award/contract agreement
- Ensure procurement in accordance with approved DOA & within allocated budget
- Complete rectification of building defects, minor improvement works, and tenancy works in accordance with schedule, allocated resources and regulatory requirement.
- Implement planned preventive maintenance (PPM) and ensure maintenance contractors deliver high standard of service
- Monitor and renew all M&E related maintenance contracts/ lump sum contracts prior to expiry and ensure Term Contractor performed as per Contract Agreement.
- Monitor all M&E Licenses & Certificates from relevant authorities and ensure timely renewal prior to expiry.
- Liaison with tenants and building owners to establish good relations and ensure timely & proper closure on their feedback
- Assist in the handover/takeover of leased premises and prepare any reinstatement or condition report
- Monitor utilities consumption and submit monthly report
- Manage and facilitate all fit out/reinstatement works (Tenant or Landlord) are carried out as per specifications and comply to statutory requirements within allocated budget & timeline
- Involve in Tenant Engagement plan during Asset Enhancement Initiatives (AEI) and ensure communications to all tenants on upgrading works, manage feedback, coordinate on work access
- Plan and work with vendor to implement digitisation initiatives that enhance work processes and improve customer service
- Ensure compliance of all statutory requirements and keep abreast of all statutory law, regulations and requirements
- Support group's Sustainability & Digitisation initiatives and assist to implement on site.
- Basic knowledge in Building Management/Automation System
Job Requirements
- Degree/Diploma in Facilities/Building/Estate Management or Mechanical / Electrical Engineering or equivalent. Fresh graduates are welcome to apply.
- At least 2 years relevant working experience; good knowledge in M&E services with hands-on experience in managing services vendors
- Experiences in tenant management and experience in managing building that went through AEI would be advantage
- Strong organisational skills, including the ability to prioritise, multi-task, delegate and work effectively with minimal supervision
- Good command of spoken and written English;
- Proficient in using IT tools for work effectiveness e.g. Word, Excel & PowerPoint;
- Experience through academic, internship, or personal projects involving process improvements and/or familiarity with the Microsoft Power Platform, including Power Apps, Power Automate, and Power Query is an advantage.
