Job Description

Job responsibilities

  • Operations & Maintenance Management
  • Plan, schedule, and oversee preventive and corrective maintenance for electrical, lift, security, and life safety systems.
  • Monitor maintenance activities for critical infrastructure including:
  • HV/MV/LV switchgears
  • 22kV transformers
  • UPS systems and batteries
  • Standby generators
  • CCTV systems
  • Card access systems
  • Lifts and escalators
  • Lighting control systems
  • Lightning protection and earthing systems
  • Ensure all maintenance works comply with maintenance schedules, checklists, and SLA/KPI requirements.

Team & Vendor Management

  • Lead and supervise Technical Officers, Technicians, and contractors/vendors.
  • Coordinate rectification works and emergency responses.
  • Maintain a pool of standby vendors for emergency situations.
  • Evaluate vendor performance and ensure service quality.

Project & Asset Enhancement

  • Support and manage Asset Enhancement Initiatives (AEI).
  • Oversee Addition & Alteration (A&A), Repair & Redecoration (R&R), and other improvement projects.
  • Review engineering drawings and provide technical comments.
  • Coordinate with stakeholders to ensure project objectives are achieved within schedule and budget.
  • Stakeholder & Client Management
  • Serve as the primary point of contact for assigned projects and maintenance activities.
  • Provide regular updates and recommendations to management and clients.
  • Escalate unresolved issues and manage project risks effectively.
  • Liaise with government agencies, consultants, owners, users, and contractors.
  • CMMS & Reporting
  • Utilize CMMS to manage:
  • Preventive Maintenance (PM)
  • Corrective Maintenance (CM)
  • Fault Reporting
  • Work Orders
  • Analyze maintenance trends and recommend improvement actions.
  • Prepare quotations for minor works, variation works, and breakdown rectification.
  • Continuous Improvement & Sustainability
  • Drive operational excellence and process improvements using Lean Six Sigma methodologies.
  • Identify opportunities for energy conservation and sustainability initiatives.
  • Support innovation and technology adoption in facilities operations.
  • Compliance & Safety
  • Ensure compliance with statutory regulations, workplace safety requirements, and company policies.
  • Maintain a safe and secure operating environment.

Requirement

  • Degree in Electrical Engineering or related discipline.
  • Experience in Facilities Management, Building Maintenance, or Integrated Facilities Management.
  • Strong knowledge of electrical distribution systems, security systems, lifts, generators, UPS, and life safety systems.
  • Experience managing contractors, maintenance teams, and client relationships.
  • Familiarity with CMMS and project management.
  • Knowledge of Singapore statutory requirements and safety regulations.
