Senior Director Hotel Portfolio Ops & Asset Mgmt (APAC): Oversee performance, AEIs, acquisitions & brand rollout. 10-15yrs exp, English+Chinese.

Responsibilities

  • Take full ownership of the operational and financial performance of a fast-growing APAC hotel portfolio driving RevPAR, GOP, guest scores and overall P&L across multiple properties and countries
  • Be the owner's eyes and ears on the ground: regular site visits, deep-dive audits, setting and enforcing operating standards, and stepping in with hands-on intervention when a hotel is off-track
  • Work shoulder-to-shoulder with GMs and corporate ops teams to roll out revenue-management strategies, labour productivity programs, F&B concept refreshes and capex upgrades that actually move the needle
  • Lead annual budgeting, monthly re-forecasting and KPI tracking; deliver clear, actionable dashboards and insights to the executive team and owners
  • Spot and execute value-add opportunities repositionings, brand conversions, F&B pop-ups, AEIs from concept through to opening and stabilisation
  • Design, launch and run a group-wide guest loyalty & membership programme that drives direct bookings, repeat stays and higher wallet share (full ownership from strategy and tech stack to partnerships and on-property execution)
  • Play a key role in expansion: evaluate new sites and existing hotels, negotiate management agreements and franchises, and ensure every new opening hits the ground running with the right team, systems and standards
  • Build and mentor a lean, high-performing regional operations/support team (revenue, F&B, training, projects etc.)
  • Keep exceptionally strong relationships with every operator partner across the region and represent the owner in brand conferences, contract reviews and performance meetings

Requirements

  • Degree in Hospitality or Business
  • 1015+ years of progressive hotel operations experience with at least the last 57 years in regional/multi-property leadership (Area VP Ops, Regional Director of Operations, Corporate Ops role for an owner/family office, etc.)
  • Proven track record of turning around underperforming hotels and consistently delivering top-quartile results in RevPAR Index and GOP flow-through
  • Hands-on experience building or scaling a successful loyalty/membership programme is a big plus
  • Deep understanding of APAC hotel markets, major brands, revenue systems, labour laws and what actually works on the ground
  • Numbers-fluent, comfortable with P&L deep dives, budgeting and capex justification
  • Outstanding communicator who can influence GMs, brand HQ and owners alike
  • Fluent English essential and Mandarin is required
