Director / Managing Director APAC Real Estate Investments

Role Overview
A leading global real estate investment manager is seeking a senior investment professional to lead and execute corporate entitylevel investments into real estate operating companies, platforms, and related businesses across Asia-Pacific. This role will focus on control and minority investments, strategic partnerships, joint ventures, and growth capital investments rather than traditional asset-level real estate acquisitions.
The Director / Managing Director will be responsible for originating, underwriting, structuring, and managing investments in real estate companies across multiple sectors and markets, working closely with their global investment, research, capital markets, and asset management teams.
This role is expected to play a key part in expanding the firm's capabilities in platform investing, operating company partnerships, and thematic strategies in the APAC region.
Key Responsibilities
Investment Strategy & Origination
- Develop and execute their APAC strategy for corporate-level investments in real estate-related businesses
- Originate proprietary and intermediated investment opportunities, including:
- Real estate operating companies and developers
- Property and asset management platforms
- Sector-focused real estate businesses (e.g. logistics, living, data centres, hospitality, alternatives)
- Build and maintain senior-level relationships with founders, management teams, sponsors, family offices, and strategic partners across APAC
Transaction Execution & Structuring
- Lead all aspects of transaction execution, including due diligence, valuation, financial modelling, and investment committee materials
- Structure minority and control investments, joint ventures, and partnership arrangements aligned with their risk-return objectives
- Negotiate shareholder agreements, governance rights, incentive structures, and exit mechanisms
- Coordinate with legal, tax, compliance, and external advisors across multiple jurisdictions
Portfolio Management & Value Creation
- Actively oversee portfolio company investments, including board representation where appropriate
- Partner with management teams to drive strategic growth, capital allocation, governance, and operational improvement
- Monitor performance, risk, and strategic positioning of portfolio companies
- Lead exit planning and execution, including strategic sales, recapitalisations, or public market exits
Stakeholder & Platform Collaboration
- Work closely with their regional and global investment teams to identify synergies between corporate investments and asset-level strategies
- Support fundraising, investor communication, and client presentations related to corporate investment strategies
- Contribute thought leadership on market trends, sectors, and investment themes in APAC
Leadership & Team Development
- Mentor and develop junior investment professionals
- Contribute to the build-out of their corporate investment capability in the region
- Uphold their investment discipline, risk management standards, and ESG principles
Qualifications & Experience
- 1218+ years of experience (Director/MD dependent) in private equity, real estate private equity, infrastructure, or principal investing
- Proven track record of executing corporate or platform-level investments, preferably within real estate or real assets
- Strong understanding of APAC real estate markets and operating environments across multiple countries
- Experience with minority and control investments, governance structuring, and complex cross-border transactions
- Bachelor's degree required; MBA or equivalent advanced degree preferred.
