Lendlease Singapore is currently looking for a Development Transactions Manager / Senior Manager to lead origination and transaction efforts within the data centre portfolio, driving deal sourcing, pipeline prioritization, structuring, and execution in collaboration with regional and core data centre teams.

About the Role:

In your role as a Development Transactions Manager, your responsibilities include but not limited to

  • Development Investment & Transactions: Identify, evaluate, negotiate, and close potential data centre investment opportunities, including front-end due diligence, feasibility studies, transaction structuring, financial analysis, and regulatory compliance.

  • Stakeholder Engagement: Build and maintain strong relationships with internal and external stakeholders to support long-term strategy and maximize opportunities across Asia Pacific.

  • Pipeline Management: Monitor and update the investment pipeline, forecasting status of accounts/opportunities and ensuring alignment with strategic objectives.

  • Project Conversion: Support project conversion and investment processes, ensuring governance structures and clear processes for successful real estate acquisitions in the data centre sector.

  • Risk & Problem Solving: Identify and quantify risks, develop mitigation strategies, and resolve issues to minimize impact while adapting to market shifts and stakeholder needs.

  • Asset Management: Advise on and manage acquisitions and disposals, ensuring best practice sharing across markets and alignment with portfolio strategy.

  • Governance & Compliance: Ensure adherence to safety, sustainability, and compliance frameworks, including environmental, health, and safety standards.

  • Capital & Financial Management: Oversee capital management, including cash flow, debt, and hedging strategies, alongside preparation of investment memos, business plans, budgets, and investor reporting.

  • Strategic Oversight: Track portfolio performance, conduct reviews, and monitor investment strategy including hold-sell analysis.

  • Functional Coordination: Manage procurement and coordination of corporate services (accounting, legal, tax, valuation) with local teams.

About you:
To be a success in this role it is desirable, but not essential to have

  • Degree qualifications in Commerce, Property, Business, or Applied Finance & Investment, with 10 - 15 years experience in commercial real estate investment, corporate finance, and deal structuring.

  • Proven track record in real estate development and acquisitions, including exposure to data centres.

  • Strong financial and commercial acumen, with advanced skills in financial modelling, underwriting, and investment analysis.

  • Industry connections across Asia Pacific (Singapore, Japan, Australia, Malaysia), with experience in sourcing, negotiating, and closing transactions.

  • Complex Transaction Structuring: Demonstrated ability to design and execute innovative deal structures, including joint ventures, forward funding, and saleandleaseback arrangements, tailored to maximize value creation in data centre investments.

  • Negotiation of Commercial Terms: Proven experience in negotiating key commercial terms such as development rights, power purchase agreements, longterm lease covenants, and operator commitments, ensuring alignment of interests across stakeholders.

  • CrossBorder Deal Execution: Track record of managing multijurisdictional transactions, coordinating legal, tax, and regulatory frameworks across Asia Pacific markets to deliver commercially viable and compliant deal outcomes.

  • Proficiency in market and industry research, with a strong understanding of property investment and corporate finance principles.

  • Excellent stakeholder management skills, with the ability to negotiate, present, and build trusted relationships.

  • Strong planning, communication, and collaboration skills, with a customer-focused mindset and ability to work across diverse teams.
