Job Summary
We are seeking an experienced Development Planning &Investment Manager to support the evaluation, planning, development and management of real estate investment opportunities in Singapore and overseas markets.
The successful candidate will be responsible for key aspects of the real estate development and investment lifecycle, including market research, feasibility and investment analysis, project budgeting and forecasting, due diligence, internal approval, project coordination and post-investment management.
Key Responsibilities
- Identify, evaluate and develop infrastructure, real estate and other strategic investment opportunities in Singapore and overseas markets.
- Conduct market studies, industry research, country risk assessments and preliminary investment analyses.
- Lead or coordinate feasibility studies, investment proposals, financial modelling, valuation and sensitivity analyses.
- Evaluate investment returns, funding structures, commercial risks and exit strategies.
- Support the assessment and development of Public-Private Partnership (PPP) and other infrastructure investment projects.
- Coordinate legal, financial, tax, technical and commercial due diligence processes with internal teams, external advisers and business partners.
- Participate in the acquisition of companies, equity interests, development assets and operating assets.
- Review and negotiate term sheets, shareholder agreements, joint venture agreements, financing arrangements and other transaction documents.
- Prepare investment papers, management presentations and supporting materials for internal investment review and approval.
- Coordinate with regional business units, project teams, financial institutions, government agencies, consultants and joint venture partners.
- Monitor the operational and financial performance of invested projects and recommend appropriate risk mitigation or value-enhancement measures.
- Support project financing, refinancing, capital restructuring, divestment and equity exit activities.
- Maintain proper investment records and ensure compliance with internal policies, approval procedures and applicable regulatory requirements.
- Perform other investment-related duties assigned by management.
Skills & Requirement:
- Bachelor's degree in Finance, Economics, Real Estate, Engineering or a related discipline.
- At least 10 years of relevant experience in infrastructure investment, real estate pre-investment analysis, corporate finance, project finance, mergers and acquisitions, transaction advisory or a related field with main-construction company or major real estate developing company.
- Demonstrated experience in evaluating cross-border infrastructure or real estate investment projects.
- Experience leading and responsible of full investment process, including feasibility studies, financial modelling, due diligence, commercial negotiations and internal approval submissions of Singapore-based high-rise residential project in the last 2 years.
- Good understanding of project finance, investment valuation, corporate acquisition and joint venture structures.
- Strong financial modelling, analytical, report-writing and presentation skills, with recent hands-on experience inleading bid pricing and pricing strategy in the last 2 years.
- Able to interpret financial, commercial, legal and technical information and present clear investment recommendations to management.
- Strong stakeholder management skills and the ability to coordinate multidisciplinary teams across different jurisdictions.
- Able to work independently, manage multiple projects and meet demanding transaction timelines.
- Experience in large-scale infrastructure, construction, real estate development or international investment projects would be preferred.
