Job Overview
We are seeking a dynamic and commercially driven professional to lead leasing strategy, tenant partnerships, and revenue optimisation initiatives across the precinct. The role will focus on curating a vibrant tenant ecosystem while maximising occupancy, revenue performance, and long-term asset value.
Key Responsibilities
Leasing Strategy & Revenue Optimisation
- Develop and execute leasing strategies to maximise revenue and asset value across the precinct
- Formulate leasing strategies across various asset classes including F&B, retail, pop-ups, and experiential spaces
- Establish pricing frameworks, lease structures, and commercial terms to optimise revenue yield
- Identify and develop new revenue opportunities through innovative space usage and flexible leasing models
- Monitor occupancy rates, rental performance, and revenue targets, implementing corrective actions where necessary
Strategic Partnerships & Deal Execution
- Manage the full leasing cycle from prospecting to deal closure
- Identify, engage, and secure suitable tenants, brands, and operators
- Lead lease negotiations to ensure strong commercial outcomes aligned with business objectives
- Structure and execute both traditional and non-traditional partnership deals, including revenue-sharing models
- Build and maintain a strong pipeline of prospective tenants and strategic partners
Tenant Mix & Precinct Curation
- Curate a differentiated tenant mix to enhance visitor experience, footfall, and spending
- Balance anchor tenants, experiential concepts, and supporting retail/F&B offerings
- Continuously review and refresh tenant mix based on performance, market trends, and visitor demographics
- Collaborate closely with Events and Marketing teams to ensure synergy between tenants and precinct activities
Market & Portfolio Analysis
- Conduct market research and competitor benchmarking to identify emerging retail, F&B, and lifestyle trends
- Analyse occupancy, sales, and footfall data to support leasing decisions and future space planning
- Provide recommendations on rent reviews, lease renewals, and space optimisation initiatives
- Work closely with finance and commercial teams to prepare portfolio performance reports and forecasts
Team Leadership & Operational Excellence
- Build and develop the leasing team from the ground up, including supporting recruitment and team development
- Thrive in a fast-paced, high-ambiguity environment while helping to shape processes and business strategies
- Take a hands-on approach in executing operational and strategic responsibilities
- Work independently and proactively to identify challenges and implement effective solutions
- Collaborate cross-functionally to support overall business and organisational objectives
Requirements
- Bachelor's degree in Business Administration, Sales, Marketing, Real Estate, or a related field
- At least 10 years of relevant experience in leasing, business development, or real estate asset management
- Proven track record in F&B, retail, venue, or mixed-use precinct leasing
- Strong negotiation, stakeholder management, and deal structuring experience
- Strong understanding of market trends, tenant behaviour, and consumer experience
- Ability to balance commercial objectives with placemaking and precinct strategy
- Strong analytical, strategic thinking, and leadership capabilities
- Self-driven and able to work independently in a dynamic environment
