Job Description

Job Summary

Oversee daily condominium operations, manage vendors and staff, ensure compliance with regulations, handle resident relations, and coordinate meetings and budgets to maintain a safe, well-maintained living environment.

Responsibilities

  • Oversee daily operations and maintenance of the condominium to ensure smooth functioning and resident satisfaction
  • Manage service providers, contractors, and vendors for maintenance, security, landscaping, cleaning, pest control, and other services to ensure quality and timely delivery
  • Conduct regular estate inspections to identify and address maintenance issues and areas for improvement
  • Handle residents feedback, complaints, and enquiries professionally to maintain positive community relations
  • Administer contracts and service agreements, monitor vendor performance, and ensure compliance with agreed terms
  • Prepare and manage the annual budget, monitor expenditure, and review quotations to recommend procurement decisions
  • Organize and attend Council Meetings, Annual General Meetings (AGMs), and Extraordinary General Meetings (EGMs) to facilitate governance and communication
  • Prepare management reports, meeting papers, minutes, and correspondence to support transparent operations
  • Ensure compliance with the Building Maintenance and Strata Management Act (BMSMA) and relevant statutory requirements to uphold legal standards
  • Coordinate insurance renewals, statutory inspections, and regulatory submissions to maintain operational compliance
  • Supervise site staff including Property Officers, Building Executives, Technicians, and Administrative personnel to ensure effective team performance
  • Manage renovation applications, work permits, and residents requests to facilitate orderly property modifications
  • Respond to emergency situations and coordinate rectification works to minimize disruption and maintain safety

Required competencies and certifications

  • Knowledge of MCST operations and BMSMA regulations
  • Budgeting and financial management skills applied to condominium operations
  • Contract and vendor management skills to oversee service delivery and compliance
  • Customer service and stakeholder management skills to handle resident relations and enquiries
  • Leadership and team management skills to supervise site staff effectively
  • Report writing and meeting management skills to prepare accurate documentation and facilitate meetings
