The position requires someone with a strong consultancy background in high end hospitality construction projects, a highly process-driven mindset, and extensive experience in budgeting, documentation management, contract administration, and overall commercial governance within complex construction environments in Singapore.
Key Responsibilities:
- Lead all commercial management activities across assigned projects, ensuring financial objectives are achieved.
- Establish and maintain robust commercial processes, controls, and reporting frameworks.
- Develop, manage, and monitor project budgets, forecasts, and cash flow projections.
- Oversee procurement strategy, tendering processes, bid evaluations, and contract awards.
- Administer contracts (including standard forms used in Singapore), ensuring compliance with contractual obligations.
- Manage variations, change control processes, claims evaluation, and dispute resolution.
- Provide cost planning, value engineering, and cost benchmarking advice to clients and project teams.
- Review and certify contractor progress claims and payment applications.
- Maintain accurate commercial documentation, records, and audit trails.
- Identify commercial risks and implement mitigation strategies to protect project outcomes.
- Prepare and present detailed commercial reports to senior stakeholders and client representatives.
- Support final account negotiations and project close-out activities.
Requirements:
- Degree in Quantity Surveying, Commercial Management, Construction Management, or related discipline.
- Minimum 1015 years experience in commercial management within a reputable consultancy environment.
- Proven track record delivering major construction projects in Singapore.
- Strong knowledge of Singapore construction contracts, procurement routes, and regulatory requirements.
- Highly process-driven with strong attention to detail and documentation control.
- Extensive experience in budgeting, cost control, forecasting, and financial reporting.
- Demonstrated expertise in contract administration, change management, and claims assessment.
- Excellent analytical, negotiation, and stakeholder management skills.
- Strong communication skills with the ability to engage confidently with clients and senior leadership.
