Commercial Manager (Data Centre / Data center)

Asia-Pacific data centre Organization , backed by strong institutional investors, with a growing portfolio of hyperscale and enterprise-grade data centres across key regional markets.

Role Overview

• The Commercial Manager will be responsible for the commercial, contractual, and financial management of data centre projects from pre-contract through delivery and close-out.

• This role plays a critical part in safeguarding project margins, managing risk, and ensuring strong commercial governance across high-value, complex MEP-intensive developments.

Responsibilities

Commercial & Contract Management

• Lead commercial strategy for data centre projects, ensuring alignment with project and business objectives

• Manage contracts, subcontracts, variations, claims, and final accounts

• Draft, review, and negotiate key commercial terms with clients, consultants, and subcontractors

• Ensure compliance with contract conditions (e.g. FIDIC, SIA, bespoke contracts)

Cost & Financial Management

• Oversee project cost control, forecasting, budgeting, and cash flow management

• Monitor cost-to-complete and proactively manage cost risks and opportunities

• Prepare and review monthly commercial reports for senior management

• Support value engineering and cost optimisation initiatives without compromising quality or performance

Risk & Claims Management

• Identify, assess, and mitigate commercial and contractual risks

• Manage claims, disputes, and negotiations with clients and supply chain partners

• Maintain robust documentation to support entitlement and commercial positions

Requirements

• Minimum 10 years of commercial / quantity surveying experience

• Proven track record on data centre, mission-critical, industrial, or large-scale MEP-heavy projects

• Experience with Construction, developer, or data centre operator environments preferred
