Job Responsibilities
- Oversee the day-to-day operation, monitoring, and maintenance of all building M&E services systems, including Electrical and power distribution systems, HVAC and ventilation systems, Plumbing and sanitary systems, Fire protection and life safety systems and Building Management System (BMS).
- Supervise and train a team of senior technicians and technicians.
- Enforce safe work practices and lead toolbox meeting and safety briefings for technicians team.
- Conduct performance evaluations and identify training needs for the technicians team.
- Plan and prepare technicians duty rosters to ensure adequate coverage for daily operations, shifts, and standby duties.
- Assign daily work orders and ensure tasks are completed safely and efficiently by technician team and close all work orders.
- Lead and conduct inspections for Tenancy works including testing and commissioning of various systems, electrical turn on testing, handing over and taking over inspections.
- Ensure compliance with all statutory requirements, local codes, and safety regulations.
- Coordinate inspections, testing, and certifications for building systems (e.g., fire systems, lifts, generators with senior executives and M&E Manager.
- Ensure preventive and corrective maintenance programs are properly planned, executed, and documented.
- Perform troubleshooting and investigate fault with recommendation for rectification.
- Supervise and coordinate with contractors on ITQ, Capex and project works and follow through the testing and commissioning, defects rectification works till completion.
- Facilitate tenants and contractors in the fitting-out/reinstatement/maintenance works and ensure they comply with the safety standards and building regulations/house rules.
- Part of Company Emergency Response Team (CERT), assist in table-top exercises and fire evacuation drills.
- Support adherence to OHS regulations and building safety standards by assisting in safety inspections, reporting hazards, and follow through on the corrective actions. Participate in safety training and contribute to a safe working environment for tenants and other building users.
- Monitor and follow up with quotations for spare parts, tools, and consumables inventory.
- Any other duties as assigned.
Job Requirements
- Minimum Nitec/Higher Nitec in Facility Technology (Mechanical and Electrical Services) or Facilities Management & Engineering or equivalent.
- At least 5 to 10 years of relevant experience.
- Solid understanding of general maintenance procedures and techniques, with sound technical knowledge of M&E building services.
- Strong sense of responsibility and commitment.
- Able to work independently and as part of the team.
- Effective problem-solving abilities with excellent communication skills.
- Basic proficiency in Microsoft Office applications (e.g., Word, Excel, Outlook) is required.
- Knowledge in computerised maintenance management system will be preferred.
- Experience in HVAC systems and knowledge in the use of BMS will be required.
