Join JLL's Property and Asset Management team as a Building Manager, where you'll be the cornerstone of operational excellence for our commercial portfolio. In this pivotal role, you'll oversee daily building operations at Duo Tower, ensuring the highest standards of safety, compliance, and tenant satisfaction. Working closely with General manager and leading a team of 8-10 outsourced professionals, you'll drive initiatives that enhance service delivery while managing all aspects of building operations-from emergency response protocols to budget management. This is an opportunity to make a tangible impact by creating an operational rhythm that keeps a premier commercial property running seamlessly while building strong relationships with tenants, stakeholders, and your team.
What your day-to-day will look like:
Oversee daily building operations, ensuring occupant safety and maintaining a hazard-free environment in compliance with BMSMA and statutory requirements
Lead and manage the building's security team, conducting regular assessments to ensure readiness for security challenges and emergency response situations
Coordinate with emergency response teams during incidents, including evacuation procedures, building navigation, and containment protocols
Supervise maintenance and repair of building facilities including electrical, plumbing, and M&E systems, ensuring all work meets compliance standards
Manage budgets and financial transactions, preparing accurate accounting and management reports for building owners and general meetings
Lead, motivate, and develop a team of property executives and technicians, embedding strong work ethics and maintaining high performance standards
Drive tenant engagement initiatives, managing tenant requests and operational matters while building strong relationships to ensure satisfaction
Required Qualifications:
6-8 years of building management experience, preferably in commercial office environments
Working knowledge of Building Maintenance and Strata Management Act (BMSMA) and relevant statutory requirements
Proven experience managing CAPEX projects, particularly in office development settings
Strong leadership capabilities with experience managing teams of 8+ direct reports
Demonstrated integrity and professional track record with no prior terminations or NTE issues
Excellent interpersonal and communication skills with ability to engage effectively with tenants, stakeholders, and team members
Critical thinking and problem-solving abilities, with capacity to remain level-headed in high-pressure situations
Preferred Qualifications:
Fire Safety Manager's Certificate
Bizsafe certification or CERT training
Experience with mixed-use or premium commercial properties
Familiarity with property management software and systems
Knowledge of vendor management and contract administration
Experience in fast-paced, up-tempo work environments requiring strong business acumen
