The Building Manager will be in-charge of maintaining and improving the health of our existing commercial properties. Responsibilities will include the following, but not limited to:
Ensure that day-to-day facilities and maintenance services at commercial properties are kept at a high standard.
Identify, troubleshoot problems & advice Management team on all facilities and building defects in a timely manner.
Manage and ensure cost- effectiveness of building maintenance and service contracts including sourcing, negotiating, making recommendations for upgrade or replacement.
Manage all aspects of routine, preventive and planned and ad hoc servicing works with contractors, supervision of work timelines and routines, and performance evaluation (i.e. cleaning, security, landscaping, pest control contracts etc.)
Develop and maintain relationships with contractors / vendors for all aspects of utilities and building management.
Manage any building complaints from tenants and ensure they are dealt with in a timely and customer-centric manner.
Coordinate smooth handover of premises by inspecting out-going tenant's units and reviewing in-coming tenant's fit-out designs to ensure compliance and that no damage would be caused to the Property.
Conduct regular inspection to ensure proper function of fire safety equipment, and that building is free of all fire hazards, obstruction to fire escapes /access, and occupational hazards.
Ensure compliance with building statutory requirements
The Must Haves
Diploma or Degree in Building / Facilities / Estate Management, or Electrical / Mechanical Engineering or similar required
Minimum of 3 years of working experience in Building / Facilities / Estate Management required
Good knowledge of building codes and regulations
Experience in managing Management Corporation Strata Title (MCST) commercial properties preferred
Experience in managing Green Mark certified commercial & retail development or obtaining Green Mark status preferred
Certification in Fire Safety Manager (FSM) Course preferred
