Responsibilities:
Team & Operations Management
- Supervise a team of technicians, technical officers, and supervisors.
- Ensure timely and effective execution of preventive and corrective maintenance tasks.
- Report directly to the Site Manager.
Client & Stakeholder Coordination
- Collaborate with clients, users, and internal teams to ensure seamless daily operations.
- Provide technical guidance and maintain high service standards.
Vendor & Project Oversight
- Manage maintenance, repair, replacement, and upgrading works from initiation to completion.
- Coordinate with vendors and subcontractors to ensure quality and timely delivery.
Technical Expertise
- Oversee general building works including waterproofing, flooring, ceilings, roads, and drainage.
- Manage plumbing and sanitary systems such as water tanks, pumps, ejectors, and centralized hot water systems.
Compliance & Quality Assurance
- Conduct water sampling and ensure compliance with PUB water quality standards.
- Ensure all works adhere to local codes of practice and safety regulations.
Budgeting & Cost Estimation
- Prepare quotations using standard Schedule of Rates (SOR).
- Develop OPEX and CAPEX budgets for repair, replacement, and upgrade works.
Documentation & Reporting
- Draft technical specifications for ITQ and RFP submissions.
- Prepare incident reports with root cause analysis and corrective action plans.
Requirements:
- Degree in Building, Mechanical Engineering, or related discipline.
- Minimum 4 years of relevant experience in building maintenance or facilities management.
- Strong knowledge of civil, plumbing, and sanitary systems.
- Familiarity with local codes, PUB guidelines, and statutory compliance.
- Excellent coordination, communication, and leadership skills.
- Safety-conscious with a proactive approach to incident management.
