Job Description
We are seeking an experienced BMS Controls Manager to lead and manage Building Management System / Building Automation System works for building services projects. The successful candidate will be responsible for the planning, coordination, implementation, testing and commissioning of BMS controls works, ensuring that all technical, project, safety and quality requirements are met.
Key Responsibilities
- Manage and oversee the full scope of BMS controls works, including design review, engineering coordination, installation, testing, commissioning and handover.
- Review project specifications, drawings, control schematics, points schedules, method statements and technical submissions.
- Coordinate closely with consultants, clients, main contractors, subcontractors, vendors and internal project teams.
- Lead technical discussions on BMS architecture, control strategies, integration requirements, communication protocols and system interfaces.
- Ensure proper coordination of BMS with ACMV, electrical, fire alarm, security, ELV and other building services systems.
- Monitor project progress, manpower planning, material delivery, site installation and commissioning schedule.
- Supervise subcontractors and vendors to ensure works are carried out in accordance with approved drawings, project specifications, safety requirements and quality standards.
- Review and resolve technical issues, site constraints and coordination matters during project execution.
- Ensure timely preparation and submission of technical documents, shop drawings, material submissions, inspection requests, testing records and as-built documents.
- Manage testing and commissioning activities, including functional performance testing, system integration testing and client demonstrations.
- Support project cost control, variation works, procurement planning and progress claims where required.
- Ensure compliance with company policies, workplace safety requirements and project quality standards.
- Provide guidance and technical support to engineers, supervisors and project team members.
Requirements
- Degree or Diploma in Electrical Engineering, Mechanical Engineering, Building Services, Controls Engineering or related discipline.
- Minimum 8 years of relevant experience in BMS / BAS / controls systems, with at least 3 years in a supervisory or managerial role.
- Strong knowledge of BMS controls, system architecture, control logic, DDC panels, sensors, actuators, field devices and system integration.
- Familiar with communication protocols such as BACnet, Modbus, LonWorks, KNX or equivalent.
- Experience in large-scale commercial, infrastructure, industrial, healthcare or institutional building projects will be an advantage.
- Good understanding of ACMV systems and their control requirements.
- Able to read and interpret technical drawings, control schematics, points lists and project specifications.
- Strong project coordination, problem-solving and leadership skills.
- Able to manage multiple stakeholders and work under tight project schedules.
- Good communication and documentation skills.
- Proficient in Microsoft Office and relevant BMS / controls software.
- Candidates with experience in Singapore construction or M&E project environments will be preferred.
