Role Overview
A BIM Coordinator (MEP) is responsible for managing, federating, and coordinating Building Information Modeling (BIM) models for Mechanical, Electrical, and Plumbing (MEP) systems across the project lifecycle. Supporting the Project BIM Manager/Lead, they act as the central point of contact for MEP spatial coordination. They work closely with engineers, architects, sub-contractors, and stakeholders to ensure the federated model is clash-free, aligns with the BIM Execution Plan (BEP), and complies with Singapore's Building and Construction Authority (BCA) BIM/VDC standards.
Key Responsibilities
Model Coordination & Federation: Amalgamate multi-disciplinary models (Architectural, Structural, and MEP) into a federated model using industry-standard coordination software (e.g., Navisworks Manage, Solibri).
Clash Detection & Resolution: Run automated clash detection, group clashes logically, and generate comprehensive clash reports. Propose technical routing solutions to resolve clashes between MEP systems and other building components.
Production of CSM/CSD/CBWD: Oversee and validate the production of Combined Services Models (CSM), Combined Services Drawings (CSD), and Combined Builder's Work Drawings (CBWD) for site execution.
BIM Standards Compliance: Ensure strict adherence to the project's BIM Execution Plan (BEP), ISO 19650 standards, and BCA BIM e-Submission guidelines.
Data Management: Manage the Common Data Environment (CDE) for MEP models and ensure asset data (COBie/6D) is accurately populated for facilities management handover.
Documentation & Reporting: Prepare BIM coordination meeting minutes, progress tracking reports, and RFI (Request for Information) documents derived from model discrepancies.
Focus on MEP Items
Drive the progressive updating and approval process of all MEP coordination models, construction models, and the final As-Built/Asset Information Model (AIM).
Ensure discipline-level clash-free status or acceptable clearance standards are achieved before construction commences.
Lead the tracking of MEP design changes and ensure they are accurately reflected in the federated model by the modeling team.
Technical Leadership & Quality Assurance
Model Review and Auditing: Conduct weekly quality checks, health checks, and audits on MEP BIM models submitted by internal modelers or external sub-contractors to ensure adherence to LOD (Level of Development) requirements and the BEP.
Mentorship: Guide and support Senior/Junior BIM Modelers in resolving complex modeling issues and enforcing best practices in Revit.
BIM Content & Template Management: Ensure the project team utilizes standardized, project-specific MEP BIM families and templates that contain the correct metadata required for Singapore regulatory submissions.
Coordination and Collaboration
Leading ICE/VDC Meetings: Actively lead and facilitate Integrated Concurrent Engineering (ICE) or Virtual Design and Construction (VDC) coordination meetings with consultants and sub-contractors to resolve complex routing issues.
Advanced Clash Resolution: Manage the inter-disciplinary clash resolution process, documenting agreed spatial allocations and communicating design changes to the engineering team.
Interface Management: Specifically manage the coordination of MEP interfaces with structural penetrations, architectural ceilings, façade systems, and specialist equipment.
Workflows and Procedures: Implement efficient BIM modeling workflows within the MEP team to ensure timely delivery of clash-free models for construction.
Required Skills and Qualifications
Bachelor's degree or Diploma in Mechanical Engineering, Electrical Engineering, Building Services, or a related field.
Proven experience (min. 3-5 years) in MEP BIM coordination within the Singapore construction industry.
High proficiency in Navisworks Manage (for clash detection) and Revit MEP (for modeling/review).
Strong understanding of Singapore building codes, MEP system design, installation sequencing, and site operations.
Excellent communication and interpersonal skills to effectively lead coordination meetings.
Strong problem-solving and analytical skills with high attention to detail.
Desired Skills and Qualifications
BCA Specialist Diploma in Building Information Modeling (BIM) or Virtual Design and Construction (VDC).
Extensive experience with Common Data Environment (CDE) platforms (e.g., ACC, BIM 360, Aconex).
Familiarity with CORENET X submission requirements and openBIM (IFC) workflows.
