The Asst Manager/Manager will lead and execute projects ranging from major Additionand Alteration (A&A) works to minor repair and replacement (R&R), sinking fund project planning and development of consultancy services. This role bridges technical execution and strategic asset planning.
Key Responsibilities
1. Project Execution & Delivery
- Lead the project team in executing upgrading works and R&R initiatives, ensuring deliverables meet time, cost, quality, and safety objectives.
- Oversee multiple projects simultaneously - from minor repairs to medium-scale replacement works - with mínimal supervision.
- Undertake procurement processes including preparing and review of documents for the sourcing and engagement of vendors and project consultants including conducting tender interviews, tender evaluation and submit recommendations up to award of contract.
2. Scope of Work (SOW) Development
- Develop clear, technically sound scope of work for consultancy services (e.g. architects, engineers, quantity surveyors) including fee breakdowns, deliverables, and performance benchmarks.
- Prepare internal SOW for simple R&R works (e.g., repainting, pipe replacement, flooring, carpentry) suitable for direct quotation or small tenders.
3. Procurement & Contract Management
- Undertake end-to-end procurement: prepare tender documents, review submissions, conduct interviews/evaluations, and submit award recommendations for vendor and consultant engagements.
4. Stakeholder& Solution Design
- Work with stakeholders to identify improvement opportunities, to translate stakeholders needs into technical and business solutions.
- Identifying data sources needed and collation of data to obtain insights to analyse trends for validation.
- Design data reports and visualisation tools to facilitate presentations to stakeholders and understanding of data collated, propose solutions, and transform the organisation into data-driven working culture.
- Develops collaborative relationships with stakeholders and other business functions to continuously improve the solution design process.
Requirements
- Candidate must possess at least a Degree, Post Graduate Diploma, Professional Degree in Property Development/ Real Estate Management/ Engineering or equivalent.
- Strong interpersonal and excellent communication skills with the ability to multi-task and manage multiple projects simultaneously.
- Good analytical and critical thinking skills to analyse and propose potential solutions.
- Highly independent and a fast learner, possessing resilience and a positive attitude.
