About The Role
Provides strategic direction for managing a portfolio of residential properties and clients in Singapore market. Identifies, targets and develops new business opportunities to meet revenue and operating income targets.
What You'll Do
- To head, manage and supervise a team of managers, executives, technical personnel and on-site staff to ensure the efficient and smooth operation of all matters relating to maintenance and management of the Development.
- Responsible for monitoring the physical condition, financial performance, and compliance for the assigned portfolio. Inspects assets and tours markets to assess portfolio health and performance for benchmarking.
- Manages team and establishes asset plan, strategies and oversee AEI projects.
- Reviews financial performance and inspection reports and makes final determination of watch list status and default.
- Assist in managing the business unit's financial performance.
- Recommends strategy and tactics for achieving financial objectives. Provides market analysis and asset positioning consultation. Assists in acquisition underwriting and due diligence.
- Develops new business opportunities from client identification and solicitation, proposal development and presentation.
- Improve ongoing relationship with clients, ensuring that objectives are being met. Anticipates and responds to client's needs.
- Supervise the preparation of annual budgets for operation and capital expenses, forecasts, management plans, monthly performance reports, and variance reports. Ensure the delivery of accuracy, timely, and complete reports.
- Ensure periodic regular property inspection. Recommends and/or approves alterations, maintenance and reconditioning as necessary. Contracts for and supervises vendor services as required.
- Provide management guidance to leasing team and perform leasing marketing analysis to recommend leasing strategies and leasing management.
- Manages the planning, organization, and controls for a major functional area or operational area of the business unit.
- Responsible for a mix of direct and matrix reports.
- Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination.
- Effectively recommends same for direct reports to next level management for review and approval. Monitors appropriate staffing levels and reports on utilization and deployment of staff resources.
- Leads and supports staff in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising and rewarding performance and retention.
- Leads by example and models behaviors that are consistent with the company's values.
- Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve complex results. Responsible for setting project, department and/or division deadlines.
What You'll Need
- Degree in Estate Management or relevant discipline with minimum 10-15years experience in managing residential portfolio in Singapore market
- Strong Leadership qualities, able to lead a big team.
- Good analytical skills to assess situation and determine the best course of action
- Dynamic, self-motivated individual
- Possess excellent interpersonal and communication skills
