Job Description

As an Associate Director in the Asia Pacific Capital Markets team, you will focus on regional key client management and cross-border advisory. You will play a critical role in bridging global capital with premier real estate investment opportunities across the wider Asia Pacific region. You will act as a trusted strategic advisor to institutional investors-including sovereign wealth funds, pension funds, insurance companies, and private equity firms-seeking exposure to APAC's diverse commercial real estate landscape, spanning office, retail, industrial, living, and alternative asset classes. Success in this role requires a combination of deep market insight, rigorous financial analysis, seamless transaction execution, and a proven track record of cultivating and managing high-value relationships with international capital partners.

Key Responsibilities

Client Relationship Management & Business Development

  • Monitor and update (internally) the investment strategies of the largest institutional clients in Asia Pacific.

  • Cultivate and maintain long-term relationships with key investors (locally/ regionally/ globally) who have active mandates or interest in APAC real estate.

  • Tailor client communications with bespoke market updates, sector insights, and investment strategy recommendations aligned with investor risk appetite and return objectives.

  • Serve as a conduit between offshore investors and JLL's local Capital Markets teams, providing actionable intelligence on mandates, pricing expectations, and deal appetite.

  • Maintain and enrich JLL's investor database with live intelligence on mandates, deployment timelines, and strategic priorities.

  • Develop strong working relationships with Asia Pacific based asset owners, fund managers, and developers to understand their capital strategies and potential co-investment opportunities.

Cross-Border Advisory

  • Working closely with the pan-APAC Capital Markets and sector teams to originate the largest transactions across the region.

  • Act as a key liaison between JLL's APAC markets and the global Capital Markets network, ensuring seamless distribution of local opportunities to international capital sources.

  • Provide the global platform with real-time updates on live mandates, buyer feedback, and emerging cross-border investment trends in ANZ and APAC.

  • Advise global teams on APAC-specific structuring considerations, regulatory frameworks, and investor preferences to enhance cross-regional deal execution.

Transaction Analysis & Execution

  • Conduct comprehensive financial analysis, underwriting, and due diligence to support offshore capital in evaluating acquisition opportunities across APAC.

  • Prepare and distribute marketing materials (e.g., Information Memorandums, Underwriting Packs, Financial Models, Debt Term Sheets) to targeted offshore investors.

  • Support divestment mandates by developing pitch presentations, Broker's Opinions of Value (BOVs), and showcasing JLL's transaction track record.

  • Deliver robust investment presentations, financial models, and market context to inform client investment decisions.

Required Experience & Qualifications

  • 8-10 years of experience in real estate capital markets, investment sales, or cross-border advisory roles.

  • Demonstrated success in originating, structuring, and executing cross-border real estate transactions.

  • Extensive network of relationships with institutional investors based in North America, Europe, the Middle East, and Asia with APAC mandates.

  • Advanced proficiency in financial modelling, valuation, and investment analysis fluency in Argus, Excel, and CRM systems preferred.

  • Strong presentation, communication, and interpersonal skills ability to distill complex data into compelling narratives.

  • Bachelor's degree in Finance, Real Estate, Economics, or related field MBA, CFA, or RICS designation is advantageous.

  • Willingness to travel as required.
