WHO YOU ARE
As an Assistant Sales & Projects Manager specializing in real estate, you will be involved in the full residential project cycle, from design development to construction coordination and handover to homeowners. You will play a pivotal role in driving sales by managing various aspects of marketing from perspectives and models to sales brochures and showflats to attract buyers, as well as building a robust pipeline of prospects , In addition, you will serve as the conduit between the sales and marketing department and the projects team.
WHAT YOU'LL BE DOING / ROLES AND RESPONSIBILITIES
Marketing
- Lead the development of marketing collateral (website, brochures, hoardings, sales kits, perspectives and models), ensuring persuasiveness and accuracy of content, messaging and branding
- Plan and execute marketing initiatives including events, partnerships, advertising and digital marketing campaigns
- Contribute to creative direction, including visual storytelling elements such as renders, virtual tours, and showflat experience
Strategy & Market Research
- Analyze market trends, buyer behavior, and competitor activity to optimize sales and marketing strategies and campaign effectiveness
- Translate research insights into actionable recommendations for campaigns, events, and client engagement
- Stay updated on industry regulations and guidelines (e.g., property sales, marketing compliance)
Sales & Account Management
- Build and manage a strong pipeline of direct buyer leads based on customer personas through strategic outreach and market insights
- Nurture prospects across the full sales lifecycle, from initial inquiry to closing, including coordination with legal and finance teams
- Lead sales tours, tailoring presentations to buyer profiles and addressing client needs effectively
- Maintain and optimize CRM systems, ensuring accurate, up-to-date, and actionable data
Project Management
- Propose layout or design adaptations based on buyer requirements, coordinating internally to study feasibility, as well as modifying architectural drawings (AutoCAD) for better visualization
- Coordinate with consultants, contractors, and internal teams to determine feasibility, cost and timelines of buyer modifications
- Support Project Manager in the review and coordination of drawings across pre-construction, construction, and post-construction phases
- Assist in quality checks, defect inspections, and follow-up on rectification works
- Support unit handover processes to buyers and management agents
Cross-Functional Coordination
- Act as a bridge between Sales, Marketing, and Project teams to ensure alignment between client expectations and project delivery
- Coordinate timely updates of project materials (floor plans, specifications, brochures) for sales and marketing use
- Ensure technical information is translated into clear, client-friendly communication
Legal and Administration Support
- Lead in the drafting and finalization of legal sales documents with lawyers including Option to Purchase, Sales and Purchase Agreements and associated annexes
- Coordination of buyer requests with project team and lawyers and Controller of Housing to facilitate sales, and sales-related documentation
- Serve as main liaison with URA on quarterly sales and construction updates
WHAT YOU'LL BRING TO THE TABLE / QUALIFICATIONS AND EDUCATION REQUIREMENTS
- Bachelor's degree in Real Estate, Marketing, Business Administration, or related field.
- 2-5 years of experience in marketing and/or sales and/or project management role with a real estate developer or real estate agency or consultancy.
- Strong communication, negotiation, and relationship-building skills.
- Ability to work efficiently, prioritize tasks, and drive sales performance.
- Desire to grow with Aurum Land and commitment to long-term career development.
- Proficiency in autoCAD, sketchup and BIM is a plus
- Completion of an estate agent course or relevant certification is a plus.
- Ability to speak Mandarin is an added advantage.
- Singaporeans / PRs only.
