Job Description


JOB DESCRIPTION

  • Assist and support Operations Manager to oversee the Operations Division of i12 Katong.
  • Facilitate HQ in respect of corporate compliances.
  • Manage the day-to-day operations and maintenance of all the M&E systems, equipment and appliances.
  • Manage the day-to-day operations and maintenance of all front-end / back-end facilities
  • To implement and maintain a comprehensive tracker list to manage failure analysis for facility management in i12 Katong.
  • Liaise with consultants and contractors on M&E and building repairs and maintenance.
  • Lead and direct a team of technical personnel to carry out the daily maintenance duties and maintain the technical workshop, with safety concern in mind.
  • Manage all third party contract services and ensure that the services delivered meet with all internal and industry standards.
  • Observe and inform the management of any irregularities or poor performance of contractors.
  • Coordinate tenancy fitting-out works and asset enhancement initiative when required.
  • Assist the management in the planning and execution of energy saving and waste management programme.
  • Coordinate and supervise maintenance activities.
  • Preparation of annual budget and periodical projections/ updates.
  • Manage and coordinate the handover and fitting out of new tenanted units.
  • Ensure the building is in compliance to statutory and safety requirements.
  • To understudy and implement system automation to improve work efficiencies in building management/facilities.
  • Maintain proper inventory and maintenance record on M&E and building assets, equipment and systems.
  • Provide technical assistance to tenants subject to the terms and conditions of Tenancy Agreement.
  • Plan and coordinate emergency programmes and procedures for the mall.
  • Conduct regular inspection to ensure tenants meet with all the fire safety regulation.
  • Coordinate safety training and programmes for CMO and tenants
  • Any other projects inclusive of AEI and relevant upgrading projects eg Greenmark certification, Waste Management
  • Staff with FSM Cert may be required to assume the duty of FSM of the mall.
  • Staff with Water Efficiency Manager cert will be required to assume the duty of WEM of the mall.
  • Act as the Duty Manager as and when assigned under the roster.
  • Any other duties and responsibilities as may be reasonably requested by immediate supervisor/the head of department from time to time.
JOB REQUIREMENTS
  • Degree / Diploma in Building, Facilities, Estate Management or equivalent
  • Minimum 3 years of relevant experience in managing operations in a retail mall environment
  • Good interpersonal and communication skills to achieve excellent relationships with Team Members, tenants and service providers
  • Possess initiative and a positive working attitude
  • Willing to work beyond standard operating hours, when required
  • Strong verbal and written communication skills.
