We are seeking an Assistant Manager/Property Manager, Property Management for the Property Management Team.
Job Responsibilities
Property Management
- Oversee facilities management services for assigned logistics assets, managing outsourced service providers to ensure smooth day-to-day operations
- Work closely with the Leasing Manager as a supporting liaison to tenants and authorities, ensuring effective communication on operational, fit-out, and compliance matters
- Oversee tenants fitting-out works in accordance with the tenants guide
- Provide timely updates on service outages or scheduled shutdowns, and respond promptly to emergencies and tenant feedback with minimal disruption
- Prepare and manage the annual property management budget, covering operating and capital expenditures
- Provide procurement inputs to support the sourcing, appointment, and renewal of service providers, including defining specifications, scope of works, and performance feedback to Procurement
- Supervise service providers on day-to-day delivery and escalate issues or non-performance for follow-up through Procurement
- Drive continuous improvement in building maintenance standards, operational efficiency, and review of SOPs
- Ensure compliance with statutory regulations on fire safety, health, and workplace safety, including conducting audits and enforcing contractor safety practices
- Maintain disaster recovery, business continuity, and emergency response protocols
- Implement innovation programs and sustainability initiatives to reduce utility costs, improve productivity, and support green building objectives
- Oversee administrative functions and undertake other assignments as directed by Management
Project Management (Asset Enhancement Initiatives / AEIs)
- Manage the takeover of completed premises from contractors and handovers to incoming tenants
- Execute approved AEIs and improvement projects in compliance with specifications, budget, and timeline
- Coordinate and supervise consultants, contractors, and sub-contractors to ensure quality delivery and adherence to obligations
- Monitor site resources and evaluate contractor performance upon project completion
- Manage project documentation and claims (e.g. extensions of time, variation orders), and ensure timely submission of O&M manuals, as-built drawings, and completion certificates
Requirements
- Bachelor's degree or diploma in Facilities Management, Engineering, Building, or a related discipline
- Strong knowledge of M&E systems with hands-on operational experience.
- Minimum 2 years of property/facilities management experience, preferably in logistics/industrial assets or within a Singapore REIT environment
- Experience in managing AEIs or improvement projects will be an advantage
- Strong interpersonal, communication, and organisational skills
- Professional, proactive, and a good team player with a positive working attitude
- Strong problem-solving ability with the capability to manage both day-to-day operations and long-term projects
