Job Summary
This role reports to the Senior Manager, Facilities Management, and will be responsible for handling building maintenance services, planning and implementing preventive maintenance, improvement, tenancy and CAPEX works.
Job Description
- Attending to tenants feedback and requests on operations
- Ensure the optimal plant/equipment operations and performance
- Conduct regular inspections of all common areas, building facilities, car parks, external areas, signage, landscaping and tenant-accessible spaces, ensuring defects are promptly rectified
- Oversee the expiry dates of term contracts, legal documents, building permits, certificates and all other relevant requirements are renewed before the expiry dates.
- Provide timely and accurate response to all queries and correspondences from internal and external stakeholders regarding operational matters
- Plan, prepare, evaluate and administer quotations and tenders for maintenance services, repairs, replacement works, capital improvement projects and operational matters. Ensure works are properly executed and certify for payment upon completion.
- Manage the performance of all service providers and contractors through regular audits, inspections and performance reviews, ensuring contractual obligations, service level agreements (SLAs) and statutory requirements are met
- Oversee the technician team and manage overtime and assignment of duties
- Involvement ISO internal & external audits to ensure all records and checklists are properly documented and updated timely
- Optimize operations of the building's equipment and systems
- Oversee tenants fit-out processes to ensure compliance with tenancy design, fitting-out guidelines, and regulatory requirements.
- Prepare monthly property management reports, vendor performance evaluations, risk assessments and other ad-hoc reports
- Any other tasks as assigned by immediate supervisor/management
Key Qualification
- Candidate must possess at least a Degree, Diploma, Post Graduate Diploma in Building Services, Facilities Management or equivalent
- Ability to work independently and as part of a team in a fast-paced and dynamic work environment
- Meticulous individual who is highly organised and has good time management skill
- At least 3 - 5 year(s) of working experience in retail mall management including tenants liaison, tenancy and minor A&A work
- Knowledge of SAP, Ariba and AutoCAD, together with prior experience in the retail environment, will be an added advantage.
