About the Role

This is a dual-property role covering both Furama Riverfront and Furama City Centre. At Furama Riverfront, we are curating a lifestyle destination at River Valley / Tiong Bahru - a synergistic mix of F&B, wellness, and lifestyle tenants designed to serve hotel guests, neighbourhood residents, and families, while driving traffic to the hotel. Furama City Centre adds a complementary urban commercial and retail leasing dimension to the portfolio.

This role manages the full tenancy lifecycle across both properties - from prospecting and negotiation through to tenant performance management, renewals, and lease administration. The incumbent works closely with external agents to secure tenancies and acts as the primary landlord representative, building relationships that sustain long-term occupancy and asset quality.

Key Responsibilities

Tenancy Leasing & Curation

. Source and evaluate prospective tenants aligned with the lifestyle hub brief and hotel synergy objectives across both properties.

. Work with external real estate agents to secure new tenancies, managing agent relationships and coordinating viewings and proposals.

. Lead lease negotiations for new tenancies, expansions, renewals, and surrenders.

. Plan and implement the desired trade mix for assigned properties in consultation with the Investment Portfolio Manager.

. Make recommendations to management on tenant suitability of fit based on concept, financial standing, and track record.

Tenant Relationship Management

. Serve as the primary point of contact for all tenants on leasing and tenancy matters across Furama Riverfront and Furama City Centre.

. Build and maintain strong, trust-based landlord-tenant relationships to support occupancy stability and long-term retention.

. Attend to tenant feedback, operational concerns, and escalations in a timely and professional manner.

. Monitor tenant sales performance (GTO) and work collaboratively with tenants to address underperformance.

Lease Administration & Compliance

. Prepare and manage all tenancy documentation including Letters of Offer, Lease Agreements, Novation Agreements, and Deeds of Surrender.

. Ensure proper execution of lease documents, receipt of deposits, and stamp duty compliance.

. Monitor lease expiry pipeline and proactively manage renewals to minimise vacancy risk.

. Handle arrears management and ensure timely recovery of outstanding payments.

. Coordinate fit-out, handover, and reinstatement processes with building management and facilities teams.

Reporting & Asset Performance

. Prepare and maintain monthly tenancy schedules, vacancy reports, and occupancy dashboards for both properties.

. Track and report on GTO sales, prospecting pipeline, renewals, and lease compliance.

. Support budget preparation, rental forecasting, and re-forecast exercises.

. Provide regular updates to the Investment Portfolio Manager on leasing activity and asset performance.

Requirements

. Minimum 5 years of experience in retail or commercial tenancy / leasing management, preferably on the landlord side (property owner, REIT, mall operator, or property management company).

. Proven track record managing a portfolio of tenants through the full tenancy lifecycle.

. Solid understanding of lease documentation processes: LOO, LA, Novation, Deed of Surrender, e-stamping, and stamp duty.

. Experience in GTO monitoring, tenancy mix planning, and vacancy management.

. Comfortable working with external real estate agents and managing agent relationships to source and secure tenancies.

. Strong interpersonal and negotiation skills able to manage tenant and agent relationships with professionalism and authority.

. Proficient in tenancy reporting and comfortable with budgets, forecasts, and variance analysis.

. Diploma or Degree in Business, Real Estate, Property Management, or a related discipline.

. A real estate agency licence is not required for this role.

Candidates from structured property management environments (REITs, mall operators, property owners) are strongly preferred. We are looking for someone who thinks like a landlord - focused on asset quality, tenant fit, and long-term relationship management.
