Key responsibilities
We are seeking a hands-on and detail-oriented Assistant/Finance Manager to oversee the financial operations of a commercial property comprising office and retail, as well as various SPV, holding companies and management companies. This role will be responsible for ensuring accurate financial reporting, strong internal controls, and efficient day-to-day finance operations. The Finance Manager will also supervise a small team and work closely with asset management and operations teams.
Financial management and reporting
- Oversee full set of accounts, including general ledger, accounts payable, accounts receivable, and fixed assets.
- Prepare monthly and annual financial statements in accordance with Singapore Financial Reporting Standards.
- Ensure timely and accurate financial reporting to management and stakeholders.
- Manage year-end closing process and coordinate with external auditors.
Budgeting and forecasting
- Lead annual budgeting process and periodic financial forecasting.
- Monitor performance against budget and provide variance analysis with actionable insights.
- Support asset-level financial planning, including rental income projections and operating expenses.
Property Finance Operations
- Oversee billing and collection of rental income, service charges, and other receivables.
- Monitor lease-related financial obligations and ensure accurate revenue recognition.
- Review and manage operating expenses, including vendor payments and cost control initiatives.
Cash Flow & Treasury
- Manage cash flow planning and ensure adequate liquidity for operational needs.
- Oversee bank reconciliations and financing obligations.
- Plan, arrange and manage fixed deposit placements in coordination with Treasury department.
- Maintain accurate records of bank loan agreements, schedules, covenants and security documentation.
- Coordinate the execution of payments relating to interest rate swaps in accordance with Treasury policies.
- Liaise with banks and financial institutions where required.
Compliance & Controls
- Ensure compliance with statutory, tax, and regulatory requirements.
- Maintain and strengthen internal controls and financial procedures.
- Prepare, review, and submit timely corporate income tax, GST, withholding tax and other statutory tax filings.
- Manage tax computations, deferred tax calculations, and tax provisions in financial statements.
- Coordinate tax filings with advisors.
- Liaise with tax authorities on queries, audits, assessments, and investigations.
Team Leadership
- Supervise, mentor, and develop finance staff.
- Allocate work, review outputs, and ensure high-quality deliverables.
- Foster a collaborative and accountable team environment.
Stakeholder Management
- Work closely with property management, leasing, and asset management teams.
- Support management with financial analysis for decision-making.
- Liaise with external parties including auditors, tax advisors, and consultants.
Qualification and experience
- Bachelor's degree in Accounting, Finance, or a related field; professional qualification (e.g., CPA, ACCA, CA) preferred.
- Minimum 8 years of relevant experience, preferably within real estate industry.
- Strong understanding of property-related financial operations.
- Proven experience managing a small team.
- Strong analytical, organisational, and problem-solving skills.
- High level of integrity and attention to detail.
- Ability to work independently and manage multiple priorities.
- Positive mindset with strong resilience and adaptability.
