Our client is a fast growing Data Center operator working closely with hyperscalers across APAC, expanding aggressively (beyond 200MW expansion in plan for the next couple of years), currently seeking for a Data Center Land Acquisition Specialist. They are working with most of the leading hyperscalers and have around a billion USD in funding to help their rapid expansion.
The DC Acquisition Specialist is responsible for sourcing and securing prime land parcels across APAC for large-scale Data Centre developments, conducting due diligence including zoning, title verification, environmental impact, utility availability, and regulatory feasibility. The successful candidate will have strong ability in sourcing both new land +built facilities, equipped with strong network across brokers, landlords and developers.
Responsibilities
Strategic Land Acquisition for Greenfield Data Centres
- Source and secure prime land parcels across APAC for large-scale data center developments, ensuring optimal power, connectivity, and scalability.
- Lead end-to-end due diligence, including zoning laws, environmental impact, utility access, and regulatory compliance.
- Negotiate and close deals with landowners, developers, and government bodies, securing favorable terms and development rights.
- Assess site viability, balancing risks (natural disasters, grid constraints) with opportunities (renewable energy, hyperscale potential).
AI-Ready Facility Sourcing & Retrofitting
- Identify and evaluate existing data centres, colocation facilities, and industrial sites for high-density GPU deployments.
- Assess critical infrastructure power capacity (20kW+/rack), cooling (liquid/air), fiber redundancy, and retrofit feasibilityensuring alignment with AI workload demands.
- Cultivate partnerships with colocation providers, hyperscalers, and DC operators to unlock leasing, acquisition, or retrofit opportunities.
- Collaborate with engineering teams to validate technical specs, ensuring sites meet performance, redundancy, and thermal requirements.
Cross-Functional Leadership & Market Strategy
- Partner with Legal, Energy, and Engineering teams to structure deals, mitigate risks, and fast-track approvals.
- Develop business cases for acquisitions, analyzing ROI, total cost of ownership, and long-term scalability.
- Monitor APAC market dynamics, tracking regulatory shifts, incentive programs, and emerging data center hubs.
- Maintain a real-time pipeline of land and retrofit opportunities, prioritizing based on strategic fit and execution speed.
Requirements
- Bachelor's degree in Real Estate, Urban Planning, Engineering, or a related field.
- 510 years of experience in site acquisition, preferably in data centre, hyperscale, or infrastructure environments.
- Proven ability to source both raw land and built facilities, with a strong network across brokers, landlords, and developers.
- Understanding of technical requirements for GPU deployments: power density (20kW+ racks), cooling infrastructure (including liquid cooling), fiber/network availability.
- Knowledge of APAC zoning, permitting, and regulatory processes.
- Strong negotiation and contract structuring skills.
- Willingness to travel frequently within APAC.
